Four Important Tips Every Home Buyer Should Know

Let's face it.  Making the decision to buy a home can seem very daunting, even to someone that has gone through the process before.  Following the 4 steps below can help make your home buying experience a smooth one. 

1. Get Pre-approved for a Mortgage! This is the first and most important step in the home buying process. It allows you as the buyer to know your budget as well as the type of financing you will be utilizing.  Several counties in Illinois are offering down payment assistance programs (up to $7500), and they are not just for first time buyers. Who doesn't like free money?!  Be sure to ask about these programs when you start the pre-approval process.  If you'd like a list of lenders that offer these down payment assistance plans, please reach out to our team.

2. Select the Right Real Estate Agent/Team.  Get to know your agent before going out and viewing homes.  It's important to work with someone that is knowledgeable about the current market.  An agent should not be someone that just opens doors to homes.  They should guide you through the entire process and make the transaction as smooth as possible.  Our team offers FREE buyer consultations, allowing you to get to know us, as well as giving us the opportunity to get to know you and your real estate needs.

3.  Create Your Home Shopping List.  Make a list of your home requirements, such as number of bedrooms, baths, school district, etc.  Then separate your list into "must have" and "want to have".  Your agent will do their best to find homes to fit within your search parameters.  

4.  Get a Home Inspection!  This is the best way to get to know the home you are buying.  There is only so much you and your agent can see when you are viewing homes together.  An in-depth home inspection is the best way to protect yourself and get a true assessment of the safety and structural integrity of the home.  

Closing Time!  Once you've made it through your inspections and your loan has been fully approved, it's time for you to get the keys to your new home!  This is by far, the most exciting part of the buying process.  After gathering all those financial documents for your lender, exploring neighborhoods, looking at homes, and making it to the closing table, you can now enjoy your dream home.

Old Settlers Days - 2017

Old Settlers Days : 2017 – Presented by the Rockton Lions Club. June 15th – 18th, 2017 – Located at Settlers Park in Downtown Rockton .  



OSD is the largest music festival in the state-line area & fundraiser for the Rockton Lions Club Charities.  There are 2 stages at the festival including the Festival Stage which is included in the price of your ticket. This stage features some of the best local musicians.  The other stage is the Main Stage and is where some of the best Country Music Artists will be performing. Tickets for these events may be purchased separately.

Don’t forget the Beer Tent where other musical entertainment will be provided.  And the food...hundreds of various food vendors there to offer some of the best cooking around.

There is an abundance of activities at the festival including a parade, the OSD 5K Race, and this year they have added a Bags for Battens Disease Tournament.  The proceeds for the Bags Tournament will be going to help a 9 year old local boy who is battling the disease.  And we can’t forget all the head spinning, stomach turning carnival rides for all ages.   Special wrist bands can be purchased for $20 for unlimited rides which includes all rides for all ages for Thursday from 5pm – 10pm as well as on Saturday from 11am – 1pm.  There are many other specials & pricing for other times of the event.

Gates open at 4pm on Thursday & Friday.  On Saturday they open at 12:30pm & on Sunday at 1pm.

Rockford's Property Tax Refund Program

How would you like to get a refund for 3 years on your property taxes?  Reinvest the refund into the home you purchase or spend the money any way you want.

The City of Rockford is offering a great incentive to purchase distressed or newly built homes by refunding the property taxes for 3 years.  Anyone can qualify for the program as long as the properties are located in the City of Rockford and owner occupied.

For distressed properties (foreclosures or short sales) the requirements are a single family, townhouse or condo under contract between January 1st of 2017 – December 31, 2017. 

For New Construction it must be a single family dwelling with the building permit issued before December 31, 2017 with the occupancy permit issued and the home sold by December 31, 2018.

Get $7500 in Down Payment Assistance

Is the thought of not having enough money for a down payment keeping you from buying a home?  Many potential buyers out there have a solid employment history and good credit scores.  What they are lacking is that substantial savings for a down payment on the home of their dreams.  

Well, Illinois is offering assistance to eligible buyers.  There are a few different programs available to give buyers that extra flexibility that could make the difference between settling on a home or getting the home you really want.

1st Home Illinois

This grant offers $7500 cash assistance that can be applied toward down payment and closing costs.  The general requirements for this program are:

  • First-time home buyers or anyone that hasn't owned a home in the last 3 years
  • Must be the buyers primary residence and must be lived in for at least 5 years.  
  • Must meet the income and credit score requirements

@ Home Illinois

Not a first time buyer?  This program may be the one for you! Available to first time buyers and repeat buyers, this grant offers up to $5000 cash assistance for down payment.  This has similar requirements as 1st Home Illinois, but requires that the purchased property be your primary residence for 10 years.

Keeping It Cool on Loves Park Real Estate at the Carlson Ice Arena
